Electrical Installation Condition Report in Coventry

An Electrical Installation Condition Report (EICR) is a formal assessment of the safety and condition of a property's fixed electrical installation. It is a legal requirement for private rented properties in England, and commonly required by mortgage lenders and insurers when buying or selling. We carry out EICRs to current IET standards and issue a formal report with any required observations.

Electrical Installation Condition Report — plain answers

How often is an EICR required?

For private rented properties in England, a valid EICR is required at least every five years or at change of tenancy. For owner-occupied homes, there is no legal requirement, but the IET recommends an inspection every ten years or when buying or selling.

What does C1, C2 and C3 mean on an EICR?

Observations are coded: C1 means danger present requiring immediate action; C2 means a potentially dangerous condition requiring urgent attention; C3 is a recommendation for improvement that does not affect the satisfactory outcome of the report. We explain every coded item in plain terms when we deliver the report.
